South Pointe Homeowner’s Association New Member Information

Last Updated: February 20, 2025

Welcome to the South Pointe Homeowner’s Association! As a new member, make sure that you do the following:

  1. Member’s List: Get your contact information on the member’s list and get a copy of the list.  Send a message to the association email address to set this up: southpointehoavt@outlook.com.  This account is monitored by board members and is best to use to contact any board member or ask questions.
  2. Dues: Set up to have your dues paid by the first day of each month, currently $200/month.  You can also pay forward to save from having to pay each month or set up an autopay through your bank.  Additionally the HOA accepts Zelle for bank to bank transfers; use the email: sopthoa@gmail.com for recipient South Pointe HOA.
  3. Trash and Recycling: You should have Myers trash and recycling bins.  These are picked up every Monday morning around 7:00 am.  They do have restrictions on large cardboard boxes, you will need to cut them up and put them in the blue container so they’re not sticking out of the top.  You will likely be charged extra if you put anything out that does not fit in your bin.
  4. Compost: You should have a No-Waste compost bucket.  Compost is picked up every other Wednesday.  The dates are given on the monthly community calendar sent out by the board Secretary before each month. They have restrictions on the type of green bags that are acceptable – Superbio 100% Compostable Bags are acceptable.
  5. Visit the association website: The association website has a range of important documents, including the bylaws, rules and regulations, and work request form.  It also has information such as the board member names and the trail map.
  6. Garage lights: Members traditionally leave the two outside garage lights on overnight for safety.  You can leave the switch on all the time, there is a photosensor on the lights that turns them on and off automatically.  Contact the board if you need help with bulbs or repairing / replacing the light fixtures.

Information

  • Lawn maintenance and snow removal: Lawn maintenance and snow removal is handled by Vermont Stone and Horticulture. Driveways and front walks are cleared of new snow when deeper than 2 inches early in the morning around 6:30 am. and on workday evenings around 4:30 pm. Grass is generally mowed on Friday mornings.
  • Bed and Tree Maintenance: Your dues include some bed maintenance (typically just front beds, bushes and trees) starting with a spring cleanup and ending with fall cleanup.  Weeding is done about once per month and pruning is done once per year.
  • Board Meetings: You will be notified when the quarterly and annual meetings are via email.  Attendance through a Zoom link is optional but encouraged for the annual.
  • Lawn Treatments: The HOA takes care of lawn fertilization and weed treatments.  There is an option to choose an organic fertilizer only treatment at the start of each year at an additional cost to you.  Based on VT state rules, homeowners are not allowed to apply pesticides / herbicides to their own lawn.  Contact the board if you have a weed or insect issue that you would like addressed at an added expense for you.
  • Yard Waste: There is a place to take any natural yard waste at the end of Upswept Ln. It is down the hill heading east towards the woods.
  • HOA Rules: You should familiarize yourself with the general rules to make sure you get off to a good start with your neighbors.  Approval is required for any exterior changes to garden bed size or changes to your home itself.  Contact the board to see if what you want to do needs approval and how to do it.
  • Dues payment: Send a check made out to the South Pointe homeowner’s Association to the following address (Make sure the check makes clear which home it is for):
